The programme is open to citizens of every country outside the European Union. Buying one property brings a five-year residence permit in Greece — for you, your spouse, your children and your parents. With no obligation to live in Greece for a single day.

Three thresholds, by zone

Since 31 August 2024 the amount depends on where you buy. The old single limit of €250,000 no longer applies to ordinary flats.

What the procedure looks like

From the first conversation to the card in your hand usually takes five to eight months. The longest part is waiting for the decision, and that is the one part nobody can influence.

  1. Choosing the property

    We choose a property that meets the threshold for its zone and the floor area condition. This step decides everything else — a mistake here means a refused application.

  2. Title check and deposit

    A lawyer checks the title, encumbrances, the building permit and the legality of the building. Only then is the preliminary contract signed and the deposit paid.

  3. Purchase before a notary

    The contract is signed before a notary and entered in the land registry. From that moment you are the owner, whatever the status of the visa.

  4. Filing the application and biometrics

    The documents are filed and fingerprints taken. You receive a certificate straight away that lets you stay in Greece while you wait for the decision.

  5. Processing and card

    Residence cards are issued for every family member on the one application. They are renewed every five years.

What you pay on top of the price

Allow eight to twelve per cent on top of the property price. The lawyer confirms the exact amounts before the deposit, because they depend on the property and on whether it is a new build.

What you cannot do — said up front

These are the most common reasons people are disappointed only after they have signed. Better to hear them now.

  • You cannot let it on Airbnb

    Short-term tourist letting of a property that carries a Golden Visa is prohibited. Long-term letting is allowed.

  • You cannot add flats together

    Two flats at €200,000 each do not make the €400,000 threshold. It must be one property.

  • You cannot sell and keep the visa

    The permit is valid for as long as you hold the property. Selling removes the basis for renewal.

  • You get no right to work

    Residence and free movement within Schengen — yes. Employment — no.

  • You do not register a company at that address

    Converted premises may not be the registered office of a company.

  • It is not a passport

    Citizenship is a separate procedure that requires actual residence and knowledge of the language. The Golden Visa is a beginning, not an end.
